HOW WE HELP OUR BUYERS
Buying a home can be intimidating, especially in the Toronto Real Estate Market. Whether it's your first time or you’re a seasoned pro aligning yourself with the right agent to guide you through the process is paramount. Here are a few things we do that makes the buying process as easy as possible:

So you’ve decided to purchase, now what?

STEP ONE
HIRE A PROFESSIONAL
This is where we come in. With a combined 50 years of experience between David & Kate, we pride ourselves on putting YOU first and creating a lasting relationship rather than ‘just another transaction’. STEP TWo
ARRANGE FOR A
PRE-QUALIFICATION
Getting a mortgage pre-qualification is a very important step. It lets you know what you can afford so you are looking for properties that are attainable, and it also allows you to go in without a financing clause which can make or break an offer. We work with multiple lenders and would be able to help you find a fit that’s right for you.
STEP THREE
BEGIN THE SEARCH
By now you have an idea of what you are looking for, so let's go and find it! We are here to help with everything from assisting with your pre approval all the way down to helping you find the right movers and everything in between. You will have questions about the market, the neighbourhood and the schools and with our vast connections in the industry we have access to listings even before they hit the market.
STEP FOUR
THE ONE
Once we have found ‘it’ the fun part of negotiating the offer begins. At this point, an offer gets drafted tailored to your needs. A typical closing date is 60-90 days from our offers being accepted. In that period you will have access to the property a couple times prior to closing day for whatever you like; whether it’s to bring contractors through for future renovations, you want to bring a designer to help you get started on furniture placement and paint colours, or if you’re just so excited you want to see it again.
During this time you will also finalize your mortgage and set up insurance for when you take it over. You will also need to secure a lawyer shortly after successful negotiations to handle the logistics of transferring the deed into your name and making sure there aren’t any liens on the property which could delay closing. If you need recommendations for this we work with a variety of different lawyers to suit your needs.
STEP FIVE
MOVE IN
This is the most exciting step in the process - you get to make the new house a home. Prior to moving day planning is key and from the day you won the house to the day it closes we will be sending you reminders and tips on how to have as smooth a move as possible.
