Multiple offeRs
This is the goal of having an ‘offer night’. Hopefully enough interest has been created that there is more than one interested set of buyers and on offer night we have more than one vying for your home. It’s not always the highest price that gets the home; closing date, conditions and deposit also play a big role in the decision making process.
Can you represent the buyer AND the seller?
In short, yes. It’s called ‘Multiple Representation. However the beauty of working with David & Kate is you have not one, not two but THREE agents working to serve you so one could deal with the listing and the others could deal with any potential buyers. This makes it fair and even for everyone.
Holdback/offer date
This is when you restrict any presentation of offers until after a certain date, typically a week after your property is listed. This is done to effectively market your home so we can get as many ‘eyes’ on the property, thus getting you the most we can for your home. However this is not a slam dunk, we need to assess various factors when you are listing; market conditions, time of year, economic stability, etc. to determine if this is the right course of action for you.
Bully/Pre-Emptive Offer
This is a method used by some to negate the whole ‘competition’ aspect of real estate and attempt at offering on the property before offer night (if we chose to go that route). As listing agents we have an obligation to present all offers to you, but as Seller’s you have the right to wait until the offer night. Much like when deciding to have an offer date or not there are factors which we would assess at that time; market conditions, global economy, activity on the property, etc.
Should I buy or sell first?
Everyone's situation is different so we would discuss your needs and goal and look at the market at that given time and put together a strategy we think would best suit you to achieve your goals.
